Sugar House Island was granted Hybrid Planning Approval for the whole 26-acre site in 2012. Since then the construction team has been busy dismantling derelict warehouses, cleaning soils and installing thousands of miles of infrastructure like drains and utilities, as well as building an entirely new river wall around the island’s 1.2km of river banks. The design team has been busy developing detailed plans for each of the plots on site.
The consultation we’re holding now is for the plots nearest the High Street, ahead of submitting detailed planning permission this summer. These plots are important to us because they deliver our commitment to bring 2,500 jobs to Newham. Dane’s Yard, which is leasing now, has smaller spaces; while the new offices will be larger to cater for the range of businesses moving east.
Chimney Walk is a quiet, car-free route which provides access to the offices and courtyards as it follows the path between three reclaimed Victorian chimneys. It is an important connection between Dane’s Yard and the riverside park planned for the west bank. Chimney Walk will have coffee shops, retail units & studio spaces with offices and residential above. It will also provide access to the central management suite and a nursery. Part of this consultation is also for our new primary school, which we were not obliged to deliver under our planning consent, but chose to include because we want to make Sugar House Island a great place for families.
We have a number of different architects across Sugar House Island. This is because we want to create an interesting and characterful place.
